The down payment is the property value less the loan amount. It is not the same as the borrower’s cash outlay if some of that outlay is used for settlement costs. On a newly constructed home, the land value can be part or all of the down payment.</li>

<li><strong>If the appraised value of a home exceeds the sale price, can the difference be applied to the down payment?<br />
</strong> No, the property value upon which down payment requirements are based is the lower of sale price and appraised value. An appraisal higher than the price is disregarded as our loan-to-value is always based on the lesser of the appraised value or purchase price.</li>
<p></p>
<li><strong>Can a home seller contribute to the buyer’s down payment?<br />
</strong> No, because of a presumption that such contributions will be associated with a higher sales price. However, subject to limits, home sellers are allowed to pay purchasers’ settlement costs. The amount of the contribution varies depending on loan product and amount of down payment. This reduces the cash drain on purchasers, allowing more of it to be used as down payment.</li>
<p></p>
<li><strong>Can the lender contribute to the buyer’s down payment in exchange for a higher interest rate?<br />
</strong> No, but lender rebates or “negative points” can be used to pay settlement costs as a possible alternative to seller contributions.</li>

<p>As President-Elect, Jason will support the President and act in her absence. In addition, Jason is responsible for attending all Board of Director and Executive Committee meetings, recommending vice chair appointments, and acting as a delegate to National Association of Realtors (NAR) and Michigan Association of Realtors (MAR) conferences.</p>
<p>Jason’s one-year term as President of the Ann Arbor Area Board of Realtors will go into effect in 2013. As President of the Board, Jason will be responsible for presiding over all meetings of the Board of Directors as well as all general membership meetings. Jason will also attend all state and national association meetings on behalf of the board and recommend all committee appointments.</p>
<p>In addition to Jason’s role as President-Elect, he also serves on the Finance Committee and is co-chair of the Young Professional Network (YPN) of the Ann Arbor Area Board of Realtors.</p>

			<content:encoded><![CDATA[<p>The Empty Bowls Project is back for the 2nd consecutive year. On Thursday, February 2nd Saline High School is hosting Empty Bowls from 5:30pm to 7:30pm.</p>

<p>Empty Bowls is an international project to fight hunger. A simple meal of soup and bread, prepared by the Saline Culinary Arts Program, is served in ceramic bowls, created by Saline students in 3rd thru 12th grade. Guests are asked to keep their bowl after their meal as a reminder that there are empty bowls across the world.</p>
<p>Tickets to Saline’s Empty Bowls event are $12 for individuals and $40 for a family. Proceeds from Empty Bowls will be donated to <a href="http://michiganhomesblog.com/2011/07/11/food-gatherers-in-a-nutshell/">Food Gatherers</a>, a nonprofit working to alleviate hunger and eliminate its causes in Washtenaw County. Last year, Saline Area Schools donated nearly $3,000 to Food Gatherers.</p>
