The U.S. News and World Report recently named Ann Arbor one of the 10 Best Cities for Finding a Job. According to the article, education is a significant factor in job stability. This refers not only to individuals’ education levels, but also to the presence of educational institutions, which can provide large, relatively stable job pools to a metro area.

Ann Arbor is very fortunate to be home to the University of Michigan. The University of Michigan and the University of Michigan Health System are the top two highest employers in the Ann Arbor region.

Among U.S. metropolitan areas with 200,000 people or more, here are the 10 best cities for finding a job, according to the U.S. News and World Report:

What Will the Real Estate Industry Look like in 2030?

More and more people are beginning their search for a house online. In fact, more than 80% of the population now looks at real estate online before contacting an agent. This will only go up by the year 2030. In addition, information will become more and more accessible online and will continue to be the trend in the coming years.

In 2030, a consumer will be better educated on technology and more able to take any and all available information with them wherever they go. In addition, even more information will be readily available to a buyer than there is currently including, facts on original construction of a house, sold history, what has been done to it in recent years, damage and insurance claims, the current owner’s debt situation, tax and ownership history, neighborhood statistics and all sorts of walkability and other social scoring systems.

Will buyers need a Realtor in 2030?
Given all this, it looks like a potential buyer won’t need a real estate “expert” at all.
On the contrary though, they may need an “expert” more than ever.

With all the information made available to a buyer, it will be harder than ever for them to sort out the important information from the all the extraneous details. In addition, there will be more and more rules and regulations involved in the process.

For this, they will truly need an expert to guide a buyer or seller through all the intricacies of the process. And the real estate agent of the future will need to be just that.

What will a Realtor look like in 2030?
No longer will we see the person who gets into the business “for a little extra income” or because the kids are out of the house and they’re bored and want something to do. Real estate is a business and soon most of the agents involved will realize what the rest of the world and most of the brokers and managers already know. To succeed in business you have to be a business person. You need to know your market, study your business and be able to keep up with the changes of the modern world. The agent of 2030 will be that and more.

Here in New Jersey, we are a little behind the times. For the first time, in 2012, real estate agents in this state will be required to do continuing education to renew their licenses in 2013. This has been true in most regions for some time. But continuing ed is just the beginning. In most businesses, people are required to keep up with their industry in response to changes in their markets and the world around them. By 2030 this will have been a given in the real estate world for some time as well.

The average age of a realtor in this country is still around 58. In 2030, the 58 year olds would have been 39 today. That means that they grew up with some computer skills, which the current 58 year olds did not. Excellent technology skills will be standard in the agent of 2030. But technology expertise is just the beginning.

An agent in 2030 will need to be not just familiar with their market, the available inventory and all the processes involved in buying or selling a house, they will need expert knowledge of mortgage, appraisal and legal devices, as well as local zoning and planning laws. Obviously every agent will not be an attorney, but where to get all this information quickly and pass it on effectively will be key.

What will the real estate office look like in 2030?
Real estate offices will likely be much smaller and will be geared toward collecting and passing on information quickly. Again, they will emphasize technology and the space and facilities to use it comfortably and swiftly. Since information will be available to the average buyer wherever they may be, there will be less need to come into a real estate office over and over to consult with a real estate expert. In 2030 this can be done almost anywhere.

However, there will never be a replacement for the time spent visiting a potential home. There will never be a replacement for the time spent listening to a buyer describe what they want in a house and figuring out what is really important to them. The successful real estate agent of 2030 combines technological savvy, business skills and the empathy to listen and communicate well. Sound impossible? Not if real estate is treated as the business it really is. And by 2030, it will be.

On Numbers recently analyzed educational attainment in 269 communities, all with 100,000 residents or more, across the country to find the leading brainpower cities. Devising a 5-part formula to determine the leading brainpower cities, On Numbers factored the number of adults (25 and older) at each of following levels:

  • Dropped out before high school graduation
  • Stopped at high school diploma
  • Stopped at associate degree or attended college but stopped without any degree
  • Stopped at bachelor’s degree
  • Earned graduate degree and/or professional degree

On Numbers named Ann Arbor (University of Michigan), Cambridge, Massachusetts (Harvard University), and Berkley, California (University of California) the top three leaders in brainpower among the nation’s major cities.

According to On Numbers, 75% of all adults (25 or older) hold bachelor’s degrees in Ann Arbor and 43% also have earned advanced degrees.

For the fourth consecutive year, the University of Michigan Medical School is ranked among the top ten medical schools, rising to 6th in terms of total funding from the National Institutes of Health and 2nd among medical schools affiliated with public universities.

The University of Michigan Medical School’s research brought hundreds of millions of dollars into the state of Michigan in the last year. According to a national study, the spending of each research dollar results in approximately $2.60 of direct economic activity. The total estimated economic impact is nearly $1.2 billion. The figure includes spending by the University of Michigan, spending by employees whose salaries are in some way supported by the research funding and the re-spending of dollars in the local economy.

“We take great pride in our role in improving human health – and our direct role in Michigan’s economy,” said James O. Woolliscroft, M.D., dean of the Medical School and the Lyle C. Roll Professor of Medicine.

There are so many simple ways to conserve water in your home and help your carbon footprint. The bathroom, kitchen and laundry room are a few areas where you can save a lot of water. Below are 10 easy tips to help you conserve water in your home.

Bathroom

  • Check your bathroom on a regular basis for leaks in your toilet, faucets, and water hose bibs. Fixing leaks can save up to 200 gallons of water per day!
  • Install low-flow shower heads and faucets.
  • If your toilets are old, replace them with newer high efficiency toilets. This alone can save up to 5 gallons of water every time you flush.
  • Take showers instead of baths, and shorten the length of your showers.

Kitchen

  • Rinse your dishes as little as possible before putting them in the dishwasher. By doing so, you can save up to 20 gallons of water per load.
  • Only run the dishwasher when it is full.
  • Install a low-flow faucet in your kitchen sink. This can cut water use in half.
  • When it is time to buy a new dishwasher, buy a water saving model, which can save up to 3 gallons of water per load.

Laundry Room

  • Only run the washing machine when you have a full load.
  • When it is time to buy a new washing machine, but a water saving model. Water saving models can save up to 40 gallons of water per load.

The Ann Arbor District Library’s Traverwood branch was among WebUrbanist’s list of 14 Marvelous Modern Libraries. The library’s modern structure, completed in 2008, was designed by InFORM Studio. MSN Real Estate and Bert Sperling of Sperling’s Best Places recently evaluated the most affordable markets within the nation’s 100 largest metropolitan areas. Factors such as unemployment lower than the national average and short commute times were considered in addition to cultural and recreational activities to determine the list. The areas chosen for the list of livable cities are places with stable economies and lower stress in addition to lower crime rates, healthy neighbors, access to decent medical care and relatively low rates of suicide and divorce.

Ann Arbor, home to the University of Michigan, made the list for a multitude of reasons. Ann Arbor is a growing hub for the life-sciences and information technology sectors. According to Donna Shirilla, Director of Research and Business Information for Ann Arbor Spark, the number of life-science companies has increased to more than 100 and information technology firms have grown to more than 300 in Ann Arbor.

Ann Arbor, a bike-friendly and walk-friendly community, was recently recognized as “Walk Friendly Community” by the Pedestrian and Bicycling Information Center. In addition, Ann Arbor was voted one of the healthiest cities in the U.S. by AARP due to the exceptional health care resources in the area as well as the amount of regular exercise by residents. Both of which contributed to Ann Arbor making the list.

Each year RelocateAmerica searches cities across the country to identify the best places to live. A team conducts research based on nominations as well as issues most important to relocating consumers and homeowners for the upcoming year. For the 2011 list, the team found communities that are well positioned for an economic recovery or already experiencing strong economic recovery. Employment, education, community leadership and overall quality of life are factors that are strongly considered and examined as well.
